We look at houses, shops and warehouses in Trieste and across Friuli Venezia Giulia, and we also work with owners who live abroad. We tell you in writing what you can do with your property, what it costs and what it could earn. If we can't find an option that works, we'll tell you straight away.
Call us. In ten minutes we'll tell you whether a meeting is worth it.
Whether it's a warehouse or a flat, the principle is the same. Sometimes you can get more out of a property, sometimes you can't. It always pays to know before you spend.
We look at your property and set out in writing what you can realistically do with it, with the costs and the income. Even when the answer is “nothing”.
For a three-bedroom flat the answer was yes, and we put in writing what it would earn. You'll find it further down, with the figures.
Do you own a hotel or guest house that isn't making money? A family estate spread across several properties and several people? Call us and we'll talk it through.
The study tells you what can be done with the property, which options make sense and which don't, and the rough costs and income of each.
You read it. It's yours to keep. You decide whether to go ahead. If you like the way we work, we'll give you a quote for the in-depth study.
And if there's no way to get more out of it, we'll tell you that too. We've done it before.
Let's be clear about one thing: if we see no realistic option after the first conversation, we'll tell you straight away and won't take up any more of your time. We'd rather say no in one phone call than after six months.
The Preliminary Feasibility Study is not a formal appraisal, an official valuation, an architectural design, a building quote or an estate agency agreement. We don't ask for exclusivity and you don't sign anything.
I work with houses, shops, warehouses and guest accommodation that are sitting empty when they should be earning money. I look at the property, work out the figures and tell you in writing what you can do with it and who you'd need to do it. I visit the property myself. I work in English, by phone and in writing, and the study can be delivered in English.
CUBO Real Estate Advisory is a network of firms and professionals who work together: technical experts, builders and consultants whom an owner would usually have to find and coordinate on their own. It exists for a practical reason: to keep the whole process under control, on time and to standard, rather than bouncing between suppliers who don't talk to each other.
Each case in a few lines: what the owner had, what we found, what we put in writing.
A building shared by several heirs. They had inherited a small building with two flats, and at first each of them wanted something different. We checked whether the building could be split into more units. The study showed that four independent flats could be created, and we drew up the design and the specification of works. The heirs agreed on a way forward, and the estimated value of the property rose by at least 20% before any work began.
A warehouse and its asking price. The owner of an unused warehouse expected to sell it for about 700,000 euros, and asked us how to get there. We looked at three possible new uses, each paired with a solar installation to add value. The structural work needed limited every option: at most, the property could be worth 600,000 euros. The owner kept his original asking price, and the warehouse is still unsold.
A three-bedroom flat near the university. The owner wanted to sell a flat in need of renovation, laid out for a family. We drew up a financial plan to turn it into three rooms let to students. The rental yield would rise from 6% to 10%, with no extra work for the landlord. With that plan in hand, the owner marketed the flat to investors rather than families. It sold for 5% above the asking price.
To sell the whole property, every heir has to agree. If they don't, the only option left is a court-ordered division, which costs everyone time and money. Each heir can still sell their own share, with one limit: while the estate is held in common, the other heirs have a right of first refusal, and a share sold to an outsider without first being offered to them can be bought back. In almost every case, people argue about the price before they know what the property could become. For a building shared by several heirs, our study showed that four flats could be created instead of two: the estimated value rose by at least 20% and the heirs agreed on a way forward. If you'd like the figures for your own case, call us.
There are six options: let it on a long-term lease, let it as a short-term rental, split it into separate units, sell it, sell it and buy something smaller, or do nothing. Each has a different cost and return, and an empty house costs money every year regardless, in taxes, bills and upkeep. The preliminary study sets them all out side by side, with the figures.
It depends on the uses the local council allows and on the technical features of the building. But the real question isn't whether it can be done. It's what it costs and what it would earn once it's done. For an agricultural warehouse the answer was no: the conversion wasn't feasible and the value stayed below 800,000 euros, against the 1.4 million the owner expected. If you'd like the figures for your own case, call us.
Yes. The Preliminary Feasibility Study is free, with no conditions and no commitment. If you then want an in-depth study, we'll give you a quote and you decide. If we see no realistic option at all, we won't write the document: we'll tell you on the phone and won't waste your time. The preliminary study also helps us decide whether it makes sense to work together. We only get paid later, and only if you decide to go ahead. You receive the quote together with the first document, before you decide anything.
No. We don't handle property sales and we earn no commission when your property is sold. We look at the property, work out what it costs and what it could earn, and tell you in writing what can be done with it and who you'd need to do it. Then we work alongside the professionals involved: surveyors, architects, valuers, accountants and, where needed, estate agents.
No. No exclusivity, no mandate, no commitment. You give us your number, we come to see the property and we hand you the study. Then it's up to you.
We answer the phone ourselves. If we're out on a site visit, we'll call you back the same day.
